Two dealers can quote you on the identical floor plan and come back tens of thousands of dollars apart without either one being dishonest. One is pricing the home. The other is pricing a turnkey modular home, and the gap between those two numbers covers everything that has to happen between a factory floor and a family sleeping in a finished bedroom.
Learning where that line falls is the most useful thing a first-time modular buyer can do, because it is the only way to compare quotes that look nothing alike on paper.
What Turnkey Actually Means for a Modular Home
Turnkey means the price you agree to covers every step required for you to arrive with a moving truck and start living there. The term comes from commercial construction, where a building is handed over complete rather than as a shell for someone else to finish.
Applied to system-built and modular homes, it means one company takes responsibility for the factory order, the delivery, the foundation, the set, the utility hookups, the final finishing, and the inspections that sign the whole thing off. You sign one contract and hold one party accountable instead of coordinating a factory, a hauler, a crane crew, an excavator, a plumber, and an electrician who have never worked together.
That single point of accountability is the actual product being sold. The home is the same home either way.
What Turnkey Modular Homes Usually Include
Packages vary between builders, but seven components show up in nearly every genuine turnkey quote.
The home itself. The factory-built structure with the floor plan, finishes, and options you selected at order time.
Transport to the site. Hauling the sections from the plant, including permits for oversized loads and any escort vehicles the route requires, which is a bigger job than most buyers picture until they watch how a factory-built home is transported.
Set and installation. Crane time, positioning, marriage line sealing on multi-section homes, and the structural work of joining the halves into one weathertight building.
Utility connections. Tying water, sewer or septic, electrical, and gas from the existing service points into the home.
Exterior completion. Skirting, steps, porches or landings, gutters, and the trim work that finishes the transition where the home meets the ground.
Interior completion and inspection. Flooring seams, drywall touch-up at the marriage line, appliance hookups, and a final walk-through with a certificate of occupancy.
The last item is the one to insist on in writing. A home that is set but not signed off is not a home you can legally move into.
What Turnkey Modular Homes Often Leave Out
Turnkey describes the home and its installation. It rarely describes the ground underneath it. Six exclusions account for most of the surprises buyers report.
The land. Unless the quote explicitly bundles a lot, the price assumes you already have somewhere legal to put the home.
Major site work. Clearing, grading, a driveway, a well, and a septic field are separate scopes and can rival the cost of the home itself on a raw parcel, which is why site preparation before delivery deserves its own line in your budget.
Garages, decks, and outbuildings. Anything not attached to the home at the factory is usually a separate contract.
Landscaping and finish grading. Most packages leave you with bare earth around the perimeter.
Appliances and window coverings. Some builders include a standard package, and some do not, and the difference is worth several thousand dollars.
Soft costs. Loan origination, closing, insurance, property taxes, and lot rent in a community sit outside the construction quote entirely.
What Drives the Cost of Turnkey Modular Homes
The home is the largest single line but rarely the whole story. Three factors move the total more than the floor plan does:
Site conditions come first. A level lot with utilities at the property line costs a fraction of a sloped parcel needing a retaining wall, a long service run, and a new well.
Foundation choice comes second. A full basement carries excavation and concrete costs that a pier system does not.
Questions That Reveal Whether a Quote Is Really Turnkey
Six questions separate a complete package from a base price wearing the word turnkey as marketing.
Does this figure include delivery, crane, and set, or are those quoted separately later?
Which foundation is priced here, and what happens to the number if the soil test comes back poorly?
Are utility connections included from the existing service point, or only the stub at the home?
Who pulls the permits, and who pays the fees?
What appliances, flooring, and window coverings are in the price as written?
What is the allowance for site work, and what triggers a change order against it?
Any builder running a genuine turnkey operation will answer all six without hesitating. Vague answers on questions two and six are where budgets break.
When Turnkey Modular Homes Make the Most Sense
Turnkey is strongest when you want a predictable number and a single phone number to call. Buying into an established community is the clearest case of all, because the site already has utilities, a prepared pad, and a known permit path, which removes most of the variables that make raw land unpredictable. Understanding how land lease communities work matters here, since your monthly cost includes lot rent rather than a second mortgage on land.
Managing the pieces yourself can save money if you have construction experience, a reliable excavator, and time to coordinate trades. Most buyers do not, and a delay between delivery and set is expensive in a way that erases the savings quickly. The full sequence of purchasing a modular home shows how many handoffs are involved, and every handoff is a place a schedule can slip.
Finding Turnkey Modular Homes in Michigan
The clearest way to judge a package is to look at a completed home and ask what it took to get there.
MCM Communities handles the dealership, the installation and general construction, and the communities themselves, so the delivery, the set, the utilities, and the finishing sit with one team rather than several. Our specialists can lay out exactly what is included for your site, walk through financing options and lending partners, and give you a figure that does not change shape later.
