Open concept living is one of the most requested changes in any home, and manufactured homes are no exception. Taking out the wall between a boxed-in kitchen and the living room is one of the most popular manufactured home remodeling projects, letting in light and making a modest floor plan feel much larger than its square footage.
The good news is that removing walls in a manufactured home is often more doable than people expect. The catch is that one particular wall follows completely different rules, and getting it wrong is not a cosmetic mistake. Here is how to tell which walls can go, which ones need an engineer, and how to approach the job safely.
Yes, in most cases. Many interior walls in a manufactured home are simple room dividers that carry no structural weight. They separate spaces, hold up nothing, and can be removed without affecting the home.
The walls you can never treat casually are the exterior walls and, in a double-wide, the walls along the marriage line, which is the seam where the two halves of the home join. Those are load-bearing, and they are doing far more work than they look like they are.
This is the first question to answer, because the answer largely decides how careful you need to be.
In a single-wide manufactured home, the roof typically spans the full width and rests on the exterior walls. That means interior walls are usually partitions rather than supports, which is why single-wides are the more forgiving candidates for opening up. Usually, but not always, though, so every wall still deserves a proper check before anything comes down.
In a double-wide, the two halves each arrive as self-supporting units, and when they are joined, the walls along the marriage line support the roof ridge beam. Multi-section modular homes are built the same way, with the sections meeting along a mate line that does the same structural work. That beam carries the weight of the roof and sends it down to the ground. Any wall sitting on that line is structural by default.
No single test settles it, so use several together and let them agree before you trust the answer.
Interior partition walls in manufactured homes are often framed with light 1x2 or 1x3 lumber, while load-bearing walls are built from proper 2x framing. If you open a small inspection hole and find slender strips rather than full studs, that is a strong sign the wall is a divider. Full 2x framing means treating it as structural until proven otherwise.
Go underneath the home and find the steel beams running its length. Load-bearing walls sit above those beams. Inside, a wall running directly under a roof truss, or a spot where the ceiling changes height along a wall, also points to a structural role.
In a double-wide, locate the seam where the two halves meet, often visible as a strip running along the ceiling. Any full or partial wall on that line is load-bearing. Walls sitting a few feet off the line are frequently just partitions, but confirm rather than assume, because some manufacturers place supports in unusual spots.
The most reliable method costs nothing. Your home’s data plate lists the manufacturer, model, and serial number. Many manufacturers are still in business and can tell you exactly which walls in your floor plan are structural. If blueprints exist, they settle the question outright.

Because the marriage wall supports the ridge beam, removing any section means the weight it carried has to go somewhere else, usually into a properly sized beam resting on posts that carry the load down to the foundation. Done wrong, the results range from sagging ceilings and roof leaks to genuine structural failure, and problems can surface years after the work is finished.
If you want the marriage wall opened up, bring in a licensed engineer and an experienced contractor, and expect the cost to reflect the complexity. Many homeowners land on a middle path, opening part of the wall between support posts, which delivers most of the open feel at a fraction of the risk.
Even a harmless partition wall is rarely empty. The walls of a manufactured home routinely carry electrical wiring, and sometimes plumbing or heating ducts. Shut off power to the area, remove the wall panels first, and see what is inside before any framing comes out. Rerouting a few wires is a small job when planned and a dangerous mess when discovered mid-demolition.
Check your local rules as well. HUD points out that any significant structural alteration may need local permits and can take the home out of compliance with the HUD Code, and that the manufacturer is not responsible for problems caused by the change, so your warranty may be affected, too. Consult your state, county, or local agency before you start. A call to the building department is far cheaper than undoing unpermitted work when you sell.
Finally, plan for the aftermath. Removing a wall leaves gaps where it met the floor, the ceiling, and the neighboring panels, so replacing wall panels and fixing the seams become part of the job, and matching the original materials takes some effort. Budget time for the patching, not just the demolition.
Most wall projects come down to one question, and that is whether the wall is carrying weight. Take the time to answer it properly, using the framing, the beams, the marriage line, and the manufacturer’s own records, and the rest is careful, satisfying work. Rush that answer, and everything built on it is a gamble.
